Why we charge for it
Because “free” estimates are the most expensive part of the industry.
A free estimate is paid for somewhere. It is recovered in the price of every job that closes, which means the customers who say yes fund the visits to everyone who said no.
It also creates the incentive everyone in Maryland has experienced: a salesperson who needs both decision-makers in the room, who will not leave a number in writing, and whose price drops by thousands the moment you stand up.
We took the other route. A modest, transparent fee pays for the measurement, takeoff and documentation. In exchange you get a real document, with no obligation to use us, and we have no reason to pad the scope to justify the trip.

Priced by roof size, in squares.
A “square” is 100 square feet of roof surface — the standard unit in roofing. Not sure which band you are in? Choose your best guess on the form and we will confirm before any work begins.

Transparent pricing
Unit rates stated. If we find rotten decking on the day, you already know the per-sheet rate — because it was agreed in advance, not invented while the roof is open.
Warranty terms in writing
Both the manufacturer's material warranty and our labour warranty, stated on the document. Two different things, and worth understanding separately before you sign anything.
Customised to your property
Based on your actual roof — pitch, penetrations, number of existing layers, decking condition and ventilation — rather than a per-square average applied to your postcode.
No in-home presentation
We do not need both of you home on a Tuesday evening. We do not need three hours. You read it in your own time and decide without anyone sitting across the table.
Yours to keep
Take it to another contractor. Use it to challenge a bid you already have. There is no obligation to proceed with us, and no follow-up call campaign if you don't.
Turnaround
Two to five business days. One to two if you're in a hurry.
Standard turnaround is 2–5 business days from the point your request is processed.
If you are working to an insurance deadline, a settlement date or a closing, select the expedited option on the form and we will return the estimate in 1–2 business days. A rush fee applies and is confirmed before we begin.

Form received, deposit processed, and a confirmation email sent with your reference. Your six-hour cancellation window starts here.
Takeoff begins
We measure the roof, review the details and confirm your size band. If anything is unclear, we call you rather than guess.

The full written breakdown arrives by email. Expedited requests land on day 1–2.

Before you submit.
Pick your best guess and we will confirm it. As a rough guide, a typical Maryland townhouse sits under 12 squares, and most single-family homes fall between 20 and 32. We verify the true figure during the takeoff and confirm the correct fee with you before proceeding — you will never be silently charged a higher band.
Within six hours of submitting your request, yes — refunds are processed back to the original payment method within five to seven business days. After six hours the takeoff work has started, you will receive the completed estimate, and the deposit is non-refundable once processed.
No. The estimate is a document you have paid for and it is yours. Plenty of people use it as a benchmark against bids they already hold — that is a legitimate use of it, and we would rather be the honest number in the pile than the cheapest one.
Usually not. Most of the work is done from the exterior and from measurement. Where there is an active leak or a suspected ventilation problem, we may ask for attic access — we will arrange that with you in advance rather than turning up expecting it.
